Kalahari Harlem

March 1st, 2009

kalahari.jpg“Living Green” usually means recycling, using alternative power sources, minimizing energy use and cutting down or eliminating the use of automobiles. Kalahari Harlem, located at 40 West 116th Street, is a development designed for those who wish to bring their green lifestyle full spectrum. Structurally, the building is recycled steel and concrete. It was built to comply with the US Green Building Council’s LEED Silver Standards, the highest environmental ratings possible in housing today, even higher than New York’s stringent energy guidelines.

From the moment residents step into the Kalahari lobby, they will feel at home. It has high ceilings, warm woods and a unique indigenous African motif, including original El Anatsui artwork. There are some standard offerings here, like the 24/7 concierge and an impressive fitness center for the health-conscious. Some not-so-typical amenities will attract people looking for more than the norm. The development offers business folks meeting facilities, and musicians practice rooms. And owners were careful to make sure their units included as many environmentally friendly aspects as possible. They utilize solar and wind power, and low VOC materials, as well as energy-efficient filtered air. A green roof is not just aesthetically pleasing, but absorbs water for irrigation. Bamboo flooring is a natural alternative to traditional wood decor, and it is highly renewable (not to mention just as strong as steel).

Aside from these naturally-friendly, but easily replicated offerings, Kalahari Harlem offers perhaps the biggest perk of all: a practical solution to the common Catch-22 of living in a major metropolitan area, that of how to get where they need to go with as little environmental impact as possible. Yes, there are busses and subways, but those aren’t always practical. So, Kalahari brought in Zip Cars, a unique car-sharing service that turns what would be eighty vehicles into four. Residents of Kalahari can own a car, without really owning it. No gas costs, no insurance, just an online reservation process, a simple walk to the car, and a return when they’re finished. It’s a trend that’s growing quickly, but this development is one of the first to offer it to their residents.

Kalahari reveres its residents almost as much as it does the environment. Units are large and breezy, with wide windows and friendly tones. European-style gourmet kitchens have maple-finished cabinetry and stone countertops. Stainless Steel Kitchen Aid appliances and a Grohe faucet mesh well with full-height glacier glass backsplashes and brushed steel cabinet handles. In the master baths, designers have tried to create an oasis for the typically overworked. Crema Ella Marble flooring soothes tired feet, and the deep espresso shade wood vanity provides residents a nice contrast. Kohler brand, polished chrome fixtures and the frameless glass-enclosed shower add a stately elegance. A six-foot soaking tub serves as the focal point of the room. Second baths contain a different sort of luxury, with natural maple wood vanities and porcelain floors and walls. A Bosch washer and dryer complete each home.

Kalahari residents really do have the best of both worlds. Their homes are full of class and their neighborhood meets the same distinction. Outside opportunities abound, with a communal green roof, private terraces in some homes, and an outdoor cafe. The development is less than ten minutes (walking) from Central Park and the historic Mt. Morris Park. And Kalahari Harlem serves as the home base to Street Squash, an after-school program for children in need that will offer tutoring, mentoring and squash lessons. Kalahari Harlem’s 250 homes have been created to provide to not only new residents of the area, but to those who are already established here, with half of them selling at market rate and the remaining sold at a reduced rate for area residents. As of February 2009, there are a number of units still available. The smallest two-bedroom, two-bath unit is 1086 square feet, priced at $685,000. Other two, three and four bedroom units range in size from 1,143-1,850 square feet and run from $740,000-$1.6 million. Kalahari Harlem

540 W. 28th

February 19th, 2009

540 W. 28thLocated in Chelsea, 540 W. 28th can be likened to a painting hung in one of the most artistic neighborhoods in New York. Erik Ekstein developed this 13-story building to serve as a place of commonalities for art lovers. There’s even 6,000 square feet of gallery space for the public and residents alike, showcasing exclusive works from John Pawson, among others. An on-call art consultant will offer advice and support for those who want to integrate pieces into their own homes.

Before residents even walk into their homes, they’ll be inundated with gifts, amenities that are offered building-wide no matter the size of the home they choose. For those needing stimulation, a state-of-the-art fitness center is full of brand new equipment to get the blood flowing. The large, rooftop terrace offers a place to commune or sit in awe, with views of the Empire State building and the Gallery District, not to mention the Hudson River. The Art Yard is another place to sit and contemplate, with the addition of a waterfall to soothe tired souls. An Abigail Michaels concierge service adds that extra luxurious catering, providing the residents of 540 W. 28th everything from restaurant reservations to move-in assistance.

Of course, all of the amenities in the world don’t mean a thing if the homes aren’t of the highest quality. In the 88 homes at 540 W. 28th, designers took this into serious consideration. A bright and airy living room contrasts nicely with the darker, more mature kitchen. In the kitchen, oiled seven-inch, white-oak flooring meshes well with walnut cabinetry and black granite countertops. A Sub-Zero refrigerator and Bertazzoni range gives at-home chefs the best equipment to work with. In the master bath, concrete style tiles line the soaking tub and walk-in shower. A black lacquer vanity is customized to fit the needs of the residents. A bright orange Agape hand shower mixes things up a little bit.

Chelsea is a neighborhood easy to fall in love with. Known as the industrial center, its brick-faced landmarks and early 20th century company buildings have been turned into galleries, lofts and gourmet restaurants, giving the area a modern feel while maintaining a cozy nostalgia for its history. The Gagosian gallery, Mary Boon Gallery, and Anton Kern are just a few of the artsy places to visit for sculptures, photos and mixed media. But art isn’t all that Chelsea offers. There are plenty of five-star restaurants around that specialize in whatever ethnicity one may desire. A pedestrian-only park at High Line, a screening room at Chelsea Cove, and outdoor activities at Chelsea Piers give residents a great variety of healthy weekend choices.

Halstead Property is the marketing force behind 540 West 28th’s 88 units, a mix of studio, one bedroom, and two-bedroom condos (including five penthouses). This firm has represented more than 65 new developments throughout the tri-state area. The smallest studio is 445 square feet. The largest two-bedroom is a six-room giant with 2,539 square feet. Prices range from a cool half million to $4.16 million, with the average unit selling for $1,237 per square foot. A generous 421-A tax abatement adds a small incentive for purchasing here. Sales started in October 2008, and potential residents should expect to occupy their homes in spring 2010. 540 W. 28th

34 Greene Street

February 9th, 2009

34greenestreet2.jpgThe five or so families who earn the privilege of calling 34 Greene Street home may not find themselves living a fairy tale existence, but this cast iron restoration will offer loft-lovers a home that they can be proud to live in. The building at 34 Greene Street qualifies as an historical landmark, having been constructed back in 1873. It follows a renaissance revival style.

34 Greene Street is an eight-story building developed by the Sorgente Group. The units give residents plenty of room to breathe, with ceilings of up to fourteen feet high and expansive windows to give the homes a light, airy feel that lifts the spirits. Flooring of wide-plank solid white oak helps keep the rooms bright. The kitchen is a Schiffini custom-designed room with Calacatta Marble Countertops and Wenge veneer base cabinets. Miele stainless steel appliances add that touch of class, and a wine refrigerator pleases high-class sensibilities. The Master Bath is designed for comfort and class. Silver and Osso Travertine tile flooring complements the custom-designed fixtures, while the enclosed steam shower and cast iron soaking tub ensure that residents have the freedom to choose their method of relaxation. Some units have a few extra amenities, like a fireplace, wet bar, and private terrace. All units come equipped with a washer and dryer. Community-wide features like the 24/7 video doorman and a keyed-elevator access system bring peace of mind.

34 Greene Street is located close to NYU and Washington Square Park, and is just steps away from Little Italy, a hotspot for those in love with the Italian culture. A simple walk around the area will guarantee entertainment, as vendors mob the streets, selling their wares. This might be jewelry on one block, T-shirts on another, and artwork in the middle. There are plenty of high-end boutiques, and for the younger (or hipper) crowd, skating shops abound. SoHo may not be THE artists’ area any more, with higher prices forcing many artists to Tribeca or the like, but there’s still plenty here to attract those with the creative soul. After all, SoHo is part of the well-named “Design District,” with the all the trendy clothing stores to prove it.

Sales at 34 Greene Street are being led by Prudential Douglas Elliman. Square footages for the units range from 1911 to 4889 for lofts with one to four bedrooms and an extra room to serve as an office. This is a wide variety for a wide range of people. Prices for the units start at $3.535 million. Sales started in early 2009.

2056 Fifth Ave

February 4th, 2009

2056.gifLuxury isn’t the first word that comes to mind when Harlem is mentioned. But this historic New York neighborhood is slowly building itself up to a much more prolific existence. 2056 Fifth Avenue is just one area development that might help the neighborhood return to glory. This one-time church has been renovated into a seven-story luxury condominium development. BKSK Architects has left the building with its beaux arts style, including a carved limestone façade to integrate into the neighborhood more fully. But this isn’t mass-produced housing. There are only ten residences in the building, including duplexes and spacious garden style units; expandable studio apartments and two penthouses rounding out the offerings.

10-to-12-foot-ceilings and oversized windows will ensure that residents enjoy a spacious and airy home. Thoughtful additions like GE stackable washers and dryers in each unit, and fade-resistant bamboo flooring will add convenience and durability to the package. Studio apartments are designed to be combined with neighboring two bedroom condos to make for a spacious three-bedroom home.

Designers have put a lot of thought into sprinkling luxury throughout the homes. The kitchen boasts cherry cabinetry and glass-accented doors. Stainless steel sinks and quality Jenn-Air appliances add a modern elegance. In the Master Bath, residents will find Batieug Blue limestone floors, and plenty of cooperative features, like the separate enclosed shower and bath, and side-by-side his and hers sinks. The penthouses follow the same general design, with a few extra perks like a gas-powered fireplace and private terrace.

Building-wide amenities include a fitness area, private storage, cold storage and a residents-only landscaped courtyard for contemplation. A wide variety of security measures ensure peace of mind. A full-time doorman is supplemented with a video surveillance system and a 7.5 ft steel door.

Those who do choose to make 2056 Fifth their homes will find plenty in Harlem to keep themselves busy. The Jazz and Music Festival is always a great place to experience good music and good food. The Apollo Theater makes for a good weekend evening out. And for those who prefer outdoor activities, Thomas Jefferson Park and Marcus Garvey Park are both within jogging distance.

2056 Fifth has 22 studio, one and two-bedroom units, half of which were sold their first month on the market. The one bedroom homes start at 1352 square feet and include a rec room and more than 300 square feet of outdoor space. Duplexes start at 1130 square feet and span to 1800 square feet. Finally, penthouses are from 1406-1503 square feet, with more than 600 square feet of outdoor space. Prices range from $600,000-$900,000. Sales are being handled exclusively by The Corcoran Group.

The Alexander Plaza

December 8th, 2008

alexander1.jpgJust steps from a similarly-named development, The Alexander Plaza (developed by Sydness Architects) is making a splash. The homes offer owners luxury and practicality combined. Even the glass facade glimmers with a unique-angled usefulness. The units are designed to be open and encouraging, more like lofts than traditional apartments. Ceilings are high, at 11′6″, and large, floor-to-ceiling windows bring plenty of lightin, a good energy saver for folks looking to save a few cents here and there.

Natural bamboo flooring adds an other-worldly charm to the homes. In the master baths, the minimalist design dominates. A black lacquer finish gives the room a little bit of modernism, while Jura Beige limestone adorns the floors and walls. A soaking tub alongside and separate from the shower offers flexibility to that daily routine. And double sinks make work preparations run more smoothly. In the kitchen, Poggenpohl custom designs welcome the residents to a life of convenience, with quartz stone countertops and multi-layer kitchen islands. High-end brands like Subzero, Viking and Miele leave no doubt that the homes have been carefully crafted to meet the highest standards. Each unit is also equipped with individually controlled central heat and air, and an electronic safe for those valuables.

Community-wide amenities like the very popular Equinox fitness center, a conference lounge, cold food storage room, and private storage don’t add anything new to luxury developments, but nonetheless make for an easier existence. What will help residents, however, is the available tax abatement, which can save hundreds to thousands of dollars in payments.

Perhaps the most interesting aspect of living at The Alexander Plaza is its location in such a culturally-rich area. Of course the United Nations building is the premier spot, but the global atmosphere it brings is added on to with a number of internationally-based art and food shops. Not far from the development are the Empire State Building, Times Square, Bryant Park and Radio City Music Hall, so residents will never be without something fun and enticing to try.

The 23-floor Alexander Plaza is located at 315 East 46th Street in New York. Available units include one, two and three bedroom units, some with additional space for a den or office. Many of the larger units are full-floor homes. Square footage starts at 703 for a small one bedroom and 1645 for the two bedroom units. Larger units expand to just over 3000 square feet. Prices for the units range from $1.25-$5.913 million. The Corcoran Group is responsible for sales and marketing. The Alexander Plaza

Fifty Franklin

December 2nd, 2008

50-franklin.jpgDesigned by prominent architect Ed Rawlings, FIFTY Franklin is a reminder of ancient Greek architecture, located in the trendiest area of Manhattan. The Tribeca offering stands proud as a not-so-typical residential setting for the luxury set. The most obvious difference between it and other luxury condos around is the subtle human touch, the realization by the designers that humans don’t want to be enclosed in a stiff facade. FIFTY has a windowed lobby, which instead of keeping the city out, brings its beauty in for guests and residents alike.

The interiors of FIFTY Franklin bring the outdoors in. Light, oak plank flooring complements a tilt and turn window set to make the units spacious and warm. Also contributing to the expanse is an integrated kitchen, the appliances tastefully hidden behind an island of white opaque catalyzed lacquer. Recessed lighting adds a pristine glow to the units. Elsewhere in the home, huge soaking tubs are the focal point of the Master Baths. But with a separate glass-enclosed shower, nobody has to give up that relaxing soak, even when the spouse has to get ready for work. Travertine marble flooring or porcelain tile adorns the baths, depending on the size and location of the unit. All homes are equipped with a Bosch washer and dryer. Finally, developers have added extra space to each in the form of a walk-in closet for one bedroom units and an extra room—a possible office or playroom—in larger homes.

What really turns a development into a desirable place to live is all of the little “extras” that it offers. FIFTY Franklin has a little bit of everything for its residents. A roof-top landscaped terrace offers 360-degree views of the area. For those who want a little more privacy in which to contemplate, some units have private balconies or terraces with Arcadia sliding glass doors, accessible through the bedroom or living area. Through the long, hot New York summer, central air infuses homes with nice, steady cool air. Pet owners will enjoy taking their best friends to the pet spa, located in the building along with a fitness and health center, and a multimedia lounge that can be used as a screening room one day and a meeting locale the next. Other amenities include a 24/7 concierge, individual storage units and an optional on-site parking facility. Finally, a first floor guest unit on the first floor serves great as a guest home for in-laws or other out-of-town family members.

FIFTY Franklin is in Tribeca, which is a neighborhood full of range. The area has plenty of places for the budding chef, baker, film-maker and artist. The development is close to Thomas Paine Park and Columbus Park, and only steps from a number of other great neighborhoods, including Chinatown, the Financial District and and Soho.

The 18-floor building housing FIFTY Franklin is located between Lafayette and Broadway and is being marketed by Prudential Douglas Elliman. The development offers studio, one, two and three bedroom units starting at 600 square feet. The smaller of the 72 units average $1,000 per square foot, which is very frugal for the area. Overall prices range from $600,000-$3 million. Sales started in November 2008.

The Charles

October 28th, 2008

19deal2_190.jpgThe marketability of new properties has decreased as a result of a downturn in the economy, but that isn’t stopping brave developers like Ramin Kamfar from trying to make a ripple in the stagnant pond. The Charles is the Upper East Side’s newest addition to the condo market. This 35-story limestone and glass façade is located just down the road from The Laurel, another newbie to the area, at 1355 First Avenue, and although sales at The Laurel have been slow, marketing execs expect The Charles to pull through looking like a champ.

The Charles will be amenity-rich. A community fitness center will help residents exercise their bodies, while the in-building library will help exercise the mind. The Sky-lit pool will be popular with kids and adults, and the screening room will be the place for catching the newest DVD releases with or without the kids. A playroom for the little ones is just the place for parents to calm frazzled nerves, and the garden can sooth even the most savage of souls. A wine vault rounds off the community offerings.

Because of its status as celebrity magnet, The Upper East side of Manhattan garners a lot of attention from filmmakers and writers. But it doesn’t take wealth to appreciate living in this area. Museum Mile, named for the string of museums that line Fifth Avenue along Central Park, is a popular destination for the culturally-aware. Residents of The Charles will enjoy The Metropolitan Museum of Art and the Guggenheim Museum, just to name of couple.

The Charles was designed by prominent firm Ismael Leyva Architects, the force behind The Time Warner Center and Astor Place. British designer David Collins, well-renowned for putting personality into his designs, serves as a collaborator. Inside the units, oak and marble flooring provide a luxurious foundation upon which the remainder of the units is built. Polished lacquer accentuates the finished look, and linen-glass gives the units a marketing boost. Ten-foot ceilings, although expected in modern luxury condominiums, make a nice addition to the expansive atmosphere.

Sales for the 45-unit development started in August 2008, so buyers have plenty of options when choosing a home. One, two, three, and four-bedroom units average $1,738 per square foot, a price comparable to that of its neighbors. The one-bedroom apartments start at $1.64 million for 965 square feet. Larger units reach up to 3,613 square feet and prices culminate at $6.1 million. The three-floor penthouse is priced at $16.5 million. The Charles is expected to open its doors in 2010.
