Developers of the new luxury condos at 300 East 23rd Street spent a lot of money to separate their product from other new developments on the market. Instead of the standard plastic model, Quantum Partners used a rotating hologram to show clients the advantages of investing here. But Tempo, as the development has been dubbed, doesn’t need fancy technology to appeal to buyers. Except for the over-used look of steel and glass, Tempo offers residents a nice blend of traditional and modern designs. A metallic sheen dominates the lobby, except for the splash of red in the benched seating area. In the units, floor-to-ceiling windows offer views of the neighborhood; floors are wide-planked black oak wood, and 8-ft wooden doors reveal a traditional elegance. This is balanced, of course, by the not-so-traditional Unitone Security System, which provides state-of-the-art peace of mind.
Elsewhere, the kitchen is full of stainless steel appliances, including names such as Bosch, Sharp, and Sub-Zero. The cabinetry is custom-designed by Gruppo Italia, and the counter-top/back-splash area is SMC stone. Bath features vary by the size of the apartment. Two-bedroom units have an oversized walk-in shower with terrazzo walls and floors, and a double vanity sick. Stone floors in the second bath and Mosaic wall tiles complement the Zuma Tub, which happens to be the main offering in the smaller one-bedrooms.
Like many newer developments, the floor plan integrates the kitchen with the living area, making even the smaller homes feel large. The amenities at Tempo have spiffy names like Cine Tempo and Up Tempo; what they mean is more for residents to do. A fitness area with weight-training machines and free weights (not to mention cardio equipment with televisions included) allow residents to drop the pounds in a fun and convenient environment; the massage room with an indoor/outdoor spa lounge and sauna offers a smooth recovery. On off-days, the 1900-square foot outdoor garden with screening area invites the movie-enthusiast, while an even larger outdoor area beckons the outside crowd with an outdoor kitchen and grill, grass lounging beds and a sky lounge with great view. A putting green adds a little untraditional fun.
Tempo?s location means a day out at any number of recreational sites, including Gramercy Park, Madison Square and Union Square, which caters to old-school chefs with its Farmer?s Market. Tempo is just blocks from the New York Comedy Club for those with a sly sense of humor, and there are always plenty of places to dine no matter the palette?s desire.
Sales for 300 East 23rd Street began in September 2008. There are currently under twenty listings on Prudential Douglas Elliman?s DEVELOPMENTS website, but since there will be more than 100 units in this 20-story building, patient buyers should have plenty to choose from. Available units include a 1/1 unit with 764 square feet of space, listed for $865,000. There are a couple 2/2 units also available, and one three bedroom unit. Prices start at $1.44 million for the 1,186 square-foot, two bedroom unit, and surpass $2 million for the larger 1,491 square-foot three bedroom.

Luxury at 240 Park Avenue South is a sweet sentiment. Surrounded by the award-winning designs of Gwathmey Siegel, residents here have it all, including common amenities such as the twenty-four hour concierge and doorman to the not-so-common perks such as the common courtyard, media room and sauna/massage room. A relatively small development with only fifty-two lofts and four penthouses, this 17-floor building with a curved-glass facade is more than a place to live for its residents. It is a chance to experience the grandeur of New York City while living in a more intimate community.
The contrast of many and few seems to appear a lot here. Units that occupy the curved “corners” of the building have wall-to-wall windows that reveal the great expanse of both the southern and eastern views of the city. But such a reminder might as well be forgotten at street level, where the neighborhood takes over with an open-air market and a smaller, family feel. For those with a ’save-the-Earth’ attitude, there are plenty of transportation options around, including local bus and train service, and constant access to taxis that travel up and down Park Avenue. Such a busy area shouldn’t feel so homey.
The neighborhood, of course, is only one part of the whole picture. It might be said that the inside of these units is what takes the cake. Custom carved sinks and marble flooring adorn the bath, an island countertop and wine cooler announce the kitchen, and walk-in closets and a washer and dryer are in each unit.
240 Park Avenue South is not a development for the frugal. The building has six penthouses with an average size of over 2000 square feet. The largest penthouse, with 3899 square feet of living space, 4 bedrooms and 5.5 baths, is priced at $10 million. Of course, with its own terrace and pool, the price tag is tolerable, considering that most developments don’t even have a community pool. And there is plenty of flexibility for those who don’t need something so big. This building has 1, 2, and 3 bedroom units as well, varying in size from 805 square feet to 2,134 square feet. But be prepared to pay at least $1.4 million for a one-bedroom, as the price for these apartments have already increased from their initial offers.

Twenty9th Park Madison is one of those homes that defy the mind. Towering thirty-one stories above the city, residents here have an enviable floor-to-ceiling view of the East River, as well as the Empire State Building and the Chrysler building. But with the shades drawn, it may be hard for residents to remember that they’re in the center of one of the world’s largest cities. With Teak hardwood flooring and open floor plans, homes resonate a peaceful combination of traditional and contemporary styles. One example of this complementary pair is the master bath and kitchen. The bath has walls and floors of limestone and marble while the kitchen utilizes stainless steel appliances and under-counter lighting. Wenge wood, a popular dark wood from Africa, adds elegance to everything from the bathroom fixtures to kitchen cabinetry to appliances.
Residents at Twenty9th Park Madison will find that the decor isn’t the only contrasting aspect of life here. Whether they feel like enjoying a quiet night on the rooftop terrace, barbecuing, or getting a daily workout at the on-site gym, life can be just as varied as residents want it to be. The neighborhood adds to this variety with plenty of places to catch a meal or a breather. Clubs beckon on Friday night, boutiques scintillate on weekday afternoons, and with both the subway and PATH trains within walking distance, the entire city is at their fingertips.
H. Thomas O’Hara Architects has added a shimmering gem to midtown south with this development. The typical one bedroom/one bath apartment lists at just over $800,000, although residents can choose a studio or two-bedroom home as well. Square footage for these homes runs from 536-1,309 feet, again offering residents a variety of options. For larger homes, interested parties can expect to pay up to $2,210,000. Each residence comes with a microwave, dishwasher and stackable washer/dryer. Common amenities include a 24-hour concierge, cold storage for perishable deliveries, a convenient parking garage and an espresso bar in the lobby. Twenty9th Park Madison is currently accepting interested buyers.
