Hudson Hill Condominium

hudsonhill.jpgHudson Hill Condo is smack in the middle of all that Manhattan has to offer: the Lincoln Center, Central Park, the Time Warner Center and amenities that fit in the Upper West Side where they fit no other community in New York. Designed by the architectural firm FX Fowle, this building gets away with a unique Trespa wood facade, a sure sign of the building’s “ultra-luxury” audience. Hudson Hill is offering one, two and three bedroom condos, as well as some units that include an extra room to serve as an office or den, or even a really big, walk-in closet.

The developers of Hudson Hill offer 67 residences in this 10-story building, ranging in size from 1,000 to 3,253 square feet. With a 24-hour attendant and a live-in super, management is never very far off. A video intercom system adds a few extra eyes, and makes the whole place that much cozier. Of course, it is the units themselves that contribute most to that sense of “home, sweet home.” Hardwood floors, high ceilings and oversized windows give everything residents might want–elegance, room to breathe, and plenty of light. Most units also have a private terrace or balcony, adding a more private outdoor setting than the community-offered outdoor patio.

Designers of Hudson Hill spent a lot of time making sure each room had the amenities to go along with the overall beauty of the units. In the kitchen, Poggenpohl custom cabinets showcase top-quality brand named appliances, including a wine-cooler. The Master bath, following suit, offers residents a large Kohler soaking tub, steam showers, and radiant heated flooring. Each unit is also decked out with a Frigidaire washer and dryer. Some upper-floor units have a great view of the Hudson River.

Hudson Hill condos are located at 462 West 58th Street, in the heart of New York’s Far West Side, and just a stone’s throw from the Time Warner Center. This massive development of restaurants, boutiques, cafes and health club facilities is THE neighborhood hangout, and represents the cultural diversity and sense of community that is so prevalent in Manhattan.

For a development that began as an old, six-story tenement, Hudson Hill has bounced back quite well. Prices for this development are expected to range between just under $1 million to $2.98 million, with sizes also widely varying. Smaller units will start out at 760 square feet, while more extravagant units might extend up to 3,253 square feet.

Centurion Condominium

Not only does the development offer family-friendly amenities such as a children’s playroom and full-size washers and dryers, it was developed by Pei Partnership Architects, a family-run firm responsible for a variety of elegant projects around the world. Surrounded by town-homes and corporate buildings, the 19-story Centurion towers above its neighbors. Double-height setback windows and a facade of French Chamesson limestone and granite add to its distinct appearance. Inside, an airy lobby invites visitors to explore, or just sit and enjoy the elegant artwork and the reflecting pool, complete with waterfall. A short walk and potential residents will find the 1500 square foot private exercise facility, located on the third floor.

Centurion has 31 separate layouts, each with a master bath and powder room. Some units boast a 17-foot ceiling; others are blessed with a generous terrace for enjoying the outside. Residents can choose from 1, 2, 3 or 4 bedrooms, or one of the three penthouses. Regardless of the unit, they will find that each has its own charm. Kitchens have a warm feel with natural walnut cabinets and paneling. Glass countertops, stainless steel appliances and a teak floor add sophistication. Kitchen amenities include an under-counter wine chiller and a trash disposal.

After a long day at work or on the town, residents can enjoy a moment of contemplation in the cast iron soaking tub. If they don’t have the time or patience for a bath, or if they just want to belt out a tune, the frameless shower has a rain showerhead. For the sake of the neighbors, the bathroom windows are tinted and sound insulated. Centurion seems to have everything, but no home is complete without considering all the little “extras.” In this case, ‘extras’ include a private on-premise resident’s assistant, storage units, an attended garage, concierge, and doorman.

Prices for these units, with occupancy set for December 2008, range from $1.9 million to $10 million. With their one-bedroom units boasting almost 1200 square feet of living space, and considering the location of the complex–steps from Central park and Rockefeller Center–the price is competitive. Most units come with at least one terrace, ranging in size from 96 square feet to over 1600 square feet.

Platinum NYC

One thing that the Platinum on West 46th Street isn’t going to be is drab. NYC Platinum’s 43-story facade, which has been designed by Costas Kondylis, blends steel with glass in a futuristic variation of ancient elegance. Contributing to a medieval feel is a lobby with a “floating island” concierge desk surrounded by a moat of flowing water. Fire complements its elemental opposite. The lobby boasts a 26-foot long fireplace. Also inviting residents in is stimulation of a different sort. A 15-foot plasma screen television complete with mood-enhancing video. The expense of all this won’t be wasted simply on the visitors and residents of NYC Platinum. The 24-hour concierge and the valet will share the benefit.

Perhaps the double-height lobby serves as a decent introduction to NYC Platinum, but it is by no means all there is to this development. What would a good first impression mean if it wasn’t followed by the “real-deal?” The amenities here are touted as some of the most eclectic in Manhattan. Cold storage for perishable packages, bulk-laundry area, in-building parking, and bicycle storage, to name a few.

It is no surprise that this development is geared for the busy adult. Even the homebody couldn’t stay away from Platinum’s many fitness choices. The fitness center has built-in LCD televisions in the equipment, in addition to a yoga studio, experiential shower, social sauna and treatment room with on-site massage therapists. After exercising, or even instead of exercising, residents will enjoy The Zone and the Q Lounge, spots that seem to have it all. The lounge is equipped with a billiards table, an outdoor terrace with cabana seating, a misting area for hot days and a stone fireplace for those chilly nights. Include a large screen plasma television, and plenty of space to entertain, and the Lounge is perfect for the swinging single (or those who still wish they were!) The recovery zone is the place to chill after the party, with full-body massage chairs and a calming audio/video area.

The designers of Platinum NYC didn’t skimp on the elegance. Solid wood doors, white oak floors, floor-to-ceiling windows, glass and oak cabinetry and custom fixtures all contribute to the high-class atmosphere. Cool additions like a full size washer and dryer and individually controlled thermostats in each bedroom make Platinum the area’s most luxurious choice. And speaking of area, Platinum is close to many of the New York’s primary draws, including Penn and Grand Central Station and Rockefeller Center.

Prices for these units range from $900,000-$1.5 million. One bedrooms start at 750 square feet of living space, while larger residences are upwards of 1,000 square feet. Rumor is that this price isn’t scaring too many people away; in the first month of the start of sales, 25 percent of the units were sold.
