It seems that everyone’s trying to go green now. Murray Hill’s newest residential offering at 303 East 33rd is following right along. Besides being LEED certified, a designation that involves using Earth-friendly, renewable building materials, 303 East 33rd is using landscaped roofs to take advantage of nature’s contributions, recycling rain water for irrigation.

The 12-story building will have a shiny glass facade, no shocker there. And while the interior designs are pretty well hush hush, the flooring and cabinetry is rumored to be bamboo. As for amenities, residents should expect Energy Star appliances and fixtures which reduce water usage. 24-hour concierge service is included, along with a few other treats. The outdoor garden is a great place to relax and provides a smooth contrast to the constant buzz of the billiards room and lounge with wet bar. Parents who are working on a weight-loss goal won’t need to find a sitter for the kids; they can work out in the fully-equipped fitness area while the little ones stay busy in the abutting playroom. A convenient bicycle storage area means that even large families can take to the road without worrying about where to store their bikes. Finally, singles and families alike can enjoy a game of bocce or grill out, or just enjoy the quiet of a warm evening on the rooftop terrace.

Murray Hill isn’t well known in luxury circles, because the area is not exactly the home to many Wall Street investors or successful entrepreneurs. Still, the neighborhood has an eclectic mix of young and old, single residents and families, and with this, a certain charm. As in most locations in New York City, there are plenty of places to catch a meal or buy that “can’t do without” item, and there’s also easy access to transportation.

303 East 33rd is the result of a partnership between Toll Brothers and Kibel Company, with Cantor Pecorella taking charge of sales. Pre-sales started in August 2008, and the sales office opened in September. There are currently 41 units (out of 130) listed for sale, a mixture of studios, one, two, and three-bedroom residences. The three-bedroom penthouse is listed at $4.5 million for 2,782 square feet, while the lowest priced unit is the 546 square-foot studio, listed at $635,000. There are plenty of one and two-bedroom residences available, ranging in size from 656-1541 square feet. Two bedroom residences start at $1.375 million. Construction at 303 East 33rd should be completed by Fall 2009.

Jasper

JasperJasper is one of those unique condo developments that offers something for every member of the family. The kids have their own space in the Children’s Play area, while parents will enjoy the fitness area—complete with high-end equipment—and a pool with a fireside lounge. But it’s not the amenities that will attract residents to this Murray Hill development. This eighteen-story conversion of a 1920’s office building is in the middle of it all, convenient to both midtown Manhattan and Park Avenue.

Jasper Condominiums is located at 114 East 32nd in Murray Hill. This is a unique Manhattan neighborhood, placed right in the middle of the urban sprawl that is New York, yet more in tune with small-town suburbia, with its small neighborhood grocer and quiet streets. Residents who enjoy eating out will like the local eateries, especially if they prefer Tex-Mex (El Rio Grande) or Italian (Nicola Paone). Of course, Grand Central Terminal is within walking distance, which opens up all of New York for those brave enough to venture out.

Sales just began at Jasper Loft Condominiums, but the eighty units are expected to go fast. Ismael Leyva, whose many prior projects includes the Time Warner Building, designed Jasper to emanate warmth both inside and out. The orange scaffolding that defined the construction space before the conversion was finished has been moved, but the theme continues inside the building. The end result is a warm yet stylish interior décor, including Peruvian hardwood floors and high-end brand name additions like Kohler tubs in the baths and Sub-Zero refrigerators in the kitchens. If that doesn’t warm the spirit, the high ceilings and spacious outdoor terraces will.

Jasper is being marketed by CORE Group, who is also responsible for marketing some of Manhattan’s most high-profile condominium developments, including 40 Bond Street and 50 Gramercy Park North. Jasper offers studio, one, two, and three bedroom units ranging in size from 591-2079 square feet in area. Studios start at $900,000, with the spacious penthouse priced at $3.5 million. The average price per square foot is $1,150, which is relatively cheap for any area of Manhattan. Occupancy is slated for Fall 2008.

The Charleston

The Charleston is Murray Hill’s newest luxury condo addition, and it couldn’t come at a better time. Murray Hill is a melting pot for young professionals, families, and those who love the feeling of Midtown South. The Charleston sits on East 34th Street between 2nd and 3rd Avenues, with easy access to all major transportation, the Midtown Tunnel, the East River, night life, dining, shopping, and even 2 major hospitals. The building’s amenities include 24-hour doorman, concierge services, multi-textured interior design, a lounge with WiFi access, big screen TV, and a state of the art fitness center all part of “Club Charleston”. All the condos have high ceilings and hardwood floors as well.

Sky House is located at 11 East 29th Street, just on the cusp of Murray Hill and Gramercy Park. Set just north of Madison Square Park, this building offers the best of downtown and midtown feelings with easy access to transportation, the park, and several major office buildings, as well as the bohemian-chic restaurants and shopping that make downtown a draw for the hip and trendy. This 55 story building is crafted from artisan rusticated brick and glass, and features 139 luxury condo residences. Sky House amenities include 24-hour concierge, available storage, children’s playroom, and a luxurious fitness center. The lobby is done in warm, inviting wood tones that will make your guests feel jealous that they don’t also live in the Sky House.

Residences start on the sixth floor, so each condo has a breathtaking view of the park, the Empire State building, or even the Chrysler Building. The Little Church next door offers views of a quiet English style garden that is unparalleled elsewhere in the city. Each floor contains no more than three homes, and all come equipped with a full size washer and dryer, as well as T-1 internet connectivity.
