The marketability of new properties has decreased as a result of a downturn in the economy, but that isn’t stopping brave developers like Ramin Kamfar from trying to make a ripple in the stagnant pond. The Charles is the Upper East Side’s newest addition to the condo market. This 35-story limestone and glass façade is located just down the road from The Laurel, another newbie to the area, at 1355 First Avenue, and although sales at The Laurel have been slow, marketing execs expect The Charles to pull through looking like a champ.
The Charles will be amenity-rich. A community fitness center will help residents exercise their bodies, while the in-building library will help exercise the mind. The Sky-lit pool will be popular with kids and adults, and the screening room will be the place for catching the newest DVD releases with or without the kids. A playroom for the little ones is just the place for parents to calm frazzled nerves, and the garden can sooth even the most savage of souls. A wine vault rounds off the community offerings.
Because of its status as celebrity magnet, The Upper East side of Manhattan garners a lot of attention from filmmakers and writers. But it doesn’t take wealth to appreciate living in this area. Museum Mile, named for the string of museums that line Fifth Avenue along Central Park, is a popular destination for the culturally-aware. Located within view of the Chrysler Building and the 59th Street Bridge, 300 East 64th is the Upper East Side’s newest, 30-floor luxury condo community. As with most new luxury developments, units in this building have hardwood flooring and gracious marble baths. The kitchens are Euro-style, with contemporary granite, glass and porcelain finishes, under-cabinet lighting and high-name stainless steel appliances. Double-pane windows increase privacy and decrease noise pollution.
300 East 64th provides residents plenty of opportunities to experience a sense of community. With its landscaped roof deck, residents will always have a place to relax above the helter-skelter or have a get-together with friends. For those who desire a little more action, the Circle Club is in-building. The club has a fitness area with both cardio and weight-training equipment, and a sauna/treatment room for relaxing afterwards. In a separate area, residents can play games, watch the big game on the large flat screen, or enjoy a drink at the wet bar. If there’s one clichéd saying that fits this unit, it’s that you can’t judge a book by its cover. The facade housing Century Tower Condos is refreshingly free of glass, but it’s also less adorned than many of the newer developments. As a conversion, the 24-story building meets expectations but may be looked over by some who think that they need to live in a flashy specimen of a home. It will be their loss, as once past the outer appearance, Century Tower has a lot to offer residents. On-site parking itself makes this place a steal; 24-hour concierge service means that there’s always someone around to help in an emergency.
Individually, the units have something for everyone. One of only a few newer developments to offer studios and three-bedroom-units in the same building, Century Tower doesn’t skimp on the important stuff. Each unit is equipped with a gourmet style kitchen (including GE and Liebher appliances) and granite countertops, hardwood floors, and ceramic tile baths. Windows are oversized to make even the smallest studio apartment seem larger. Some units have a private terrace, and all have a gas fireplace. And while many luxury condos emphasize some pre-defined notion of what looks expensive, Century Tower goes for a simple black and white contrast that works well with the contemporary styles throughout.
Century Tower Condos is located on the exclusive Upper East Side of Manhattan, where residents will have no problem finding a destination for a weekend afternoon. It’s a particularly good place for fitness buffs, with tennis courts, an Equinox fitness club and Aqua center within a few-block radius. Those who enjoy the fresh air might choose instead to walk to Central park or Carl Schurz Park and play some Frisbee or take a stroll around the neighborhood. Located at 305 East 85th Street on the Upper East Side, The Georgica promises residents a “light” and peaceful existence. Aimed at families, this development is located close to a myriad of cultural and historical venues, including museums and art galleries. For those who desire it, there are gourmet grocery stores, eateries galore and designer boutiques, making every day a new adventure.
The building itself is intended to help the mind expand, its glass and bronze facade and prolific full-height windows catching the eye with every ray of sunlight. Each floor is limited to no more than four residences, so quiet is a community keyword. Not light on amenities, Georgica seems to know how modern families are…busy, busy, busy. FX Fowle Architects, the winner of many awards for its design of the New York Times Building, is now offering up a residential development to discerning buyers. The 18-story building is located on the Upper East Side of Manhattan, an area known for its museums and classy boutiques. Isis Condominiums will feature 32 spacious full and half-floor units, all with upscale amenities and brand-name decor, like Subzero refrigerators and Poggenpohl kitchen cabinetry.
Those who choose Isis Condominiums as their new home will find a lot of design treats. Windows are oversized and plentiful, letting light sweep through the units. High ceilings accentuate the spacious feel, and hardwood floorings encourage elegance. Cozy Kitchens have quartz countertops, and include a Sharp microwave. The luxury master baths have Kohler tubs with steam showers and radiant flooring. Most units have a balcony or private terrace for nights of quiet contemplation. Of course, one of the things residents won’t have to think about is their safety, as the building is equipped with a video intercom security system. For residents with a penchant for social get-togethers, the development has a common roof terrace, a perfect place for reunions or casual parties.
While the development is light on recreational amenities, residents will always have something to do around the neighborhood. The Guggenheim and Whitney museums are good family destinations, as is the 92nd Street Y, which offers cultural and community classes along with youth and adult sports activities. The 2,553 square-foot four-bedroom penthouse lists at $5.495 million.

Ever since it opened in 1927, The Mark Hotel has been one of the world’s premiere upscale destinations. And while the hotel has been closed to the public for redesign, the developers at Alexico Group are planning something big and bold for this landmark, which is to be re-opened Fall 2008. Along with continuing to offer world-class service to folks around the world, Alexico is adding a new set of clients to the list with the opening of a luxury condominium development within the hotel. The development will have 118 rooms, along with 42 cooperative suites.
As you’ll find with other luxury hotels, residents at The Mark will have every need met, a terrific incentive for families who can use a few extra hands with housekeeping and concierge services. But residents will find that they also get more than just the simple pleasures. The Mark Hotel offers everything from newspaper delivery to childcare. They also offer fresh flower service, limo use, dog-walking service and access to their exclusive DVD library. The in-house Frederic Fekkai Salon also provides residents all of the expected high class salon services, such as waxing, pedicures and hair styling/coloring. Of course, The Mark will also have a state-of-the-art fitness center, which has come to be an expected amenity for luxury condominium developments.
Residents of The Mark will probably not find a need to venture out too much; after all, an in-house restaurant beckons on the first floor, and a lounge area and bar provides all of the nightcaps a person could need (without the usual worries that go along with enjoying a few drinks). But there’s much around the neighborhood to lure them out of the building. Located at 24 E. 77th Street, residents are only one block from Central Park and a few blocks from both the Metropolitan and Whitney Museums.
Most people wouldn’t choose a home based simply on the amenities or location, which is why Jacques Grange, the man responsible for the furnishings and the overall design here at The Mark, has invested so much into making sure each home—and the Mark in general—is the most luxurious that it can be. And throughout the hotel, residents will come across exquisite artwork by the top artists of the world, including the likes of Guy de Rougemont, Mattia Bonetti, Vladimir Kagan and Eric Schmitt, to name only a few.
Something must be said of the nearly-10,000 square-foot penthouse, with its private roof-top terrace and sky-lit conservatory. This is truly a home fit for a king (or queen) with a large family, or a small family and a lot of interests. This home’s living area has a 26-foot ceiling with a fireplace and a wet bar. Add the “little” things like a his/hers bath, an exercise studio complete with steam shower, and a library with a fireplace, and the resident of this home can honestly claim to know what luxury is. With a price tag of $60 million, the owner can also say he/she knows the price of living large.
The Mark has “smaller” one, two and three bedroom units available, as well as a few studio and five bedroom units, for prices ranging from $2.2-$23.5 million. Rooms start at 481 square feet and extend to nearly 5,000 square feet of living space. Besides its 77th Street address, The Mark’s location is sometimes listed as 992 Madison Avenue. Sales started in February 2008.
