The kids have their own space in the Children&#8217;s Play area, while parents will enjoy the fitness area—complete with high-end equipment—and a pool with a fireside lounge. But it’s not the amenities that will attract residents to this Murray Hill development. This eighteen-story conversion of a 1920’s office building is in the middle of it all, convenient to both midtown Manhattan and Park Avenue.</p>
<p>Jasper Condominiums is located at 114 East 32nd in Murray Hill. This is a unique Manhattan neighborhood, placed right in the middle of the urban sprawl that is New York, yet more in tune with small-town suburbia, with its small neighborhood grocer and quiet streets. Residents who enjoy eating out will like the local eateries, especially if they prefer Tex-Mex (El Rio Grande) or Italian (Nicola Paone). Of course, Grand Central Terminal is within walking distance, which opens up all of New York for those brave enough to venture out.</p>
<p>Sales just began at Jasper Loft Condominiums, but the eighty units are expected to go fast. Ismael Leyva, whose many prior projects includes the Time Warner Building, designed Jasper to emanate warmth both inside and out. The orange scaffolding that defined the construction space before the conversion was finished has been moved, but the theme continues inside the building. The end result is a warm yet stylish interior décor, including Peruvian hardwood floors and high-end brand name additions like Kohler tubs in the baths and Sub-Zero refrigerators in the kitchens. If that doesn’t warm the spirit, the high ceilings and spacious outdoor terraces will.</p>
<p>Jasper is being marketed by CORE Group, who is also responsible for marketing some of Manhattan’s most high-profile condominium developments, including 40 Bond Street and 50 Gramercy Park North. Jasper offers studio, one, two, and three bedroom units ranging in size from 591-2079 square feet in area. Studios start at $900,000, with the spacious penthouse priced at $3.5 million. The average price per square foot is $1,150, which is relatively cheap for any area of Manhattan. Occupancy is slated for Fall 2008.</p>

As a conversion, 211 East 51st Street skips this inevitability. The 14-story building has a brick facade that fits in nicely on this quaint, tree-lined street in Midtown Manhattan. But the small feel of this neighborhood is only an illusion. Just blocks away in every direction are New York staples like Central Park, the Rockefeller Center, the United Nations Building and the Museum of Modern Art.</p>
<p>Residents of 211 East 51st Street won&#8217;t have to venture too far from home to find enjoyment. The fitness center allows no excuses for keeping in shape, while the resident&#8217;s lounge is perfect for socializing afterwards. The Okeanos Club and Spa offers weary bodies a chance to be pampered with massages, and facials; it also has rooms for contemplation. For those who would rather sit outside and think of their place in the universe, Greenacre Park is only a minute&#8217;s walk away. This private park boasts a raging waterfall and a quiet stream with plenty of sitting space, a true urban oasis.</p>
<p>Inside, 211 East 51st units offer their owners a different kind of oasis, one that takes them from the worries of practical life. Cyprus limestone floors and Calacatta gold marble in the kitchen add an exotic touch to an otherwise standard luxury kitchen with its Bosch appliances and white oak cabinetry. The master bath is comfortable, a walk-in shower reflecting the conveniences of modern luxury living.</p>
<p>Many of the 73 units in the development have been sold already, but as sales just started in May 2008, there are still plenty available for those people who are looking for a nice, family-friendly home with the feel of suburban life. Most units are one and two bedroom condominiums, except for the three-bedroom penthouses, large spaces with ample outdoor space and extraordinary space. The 2,400 square-foot duplex unit adds to the expansive feel with 18-foot ceilings. The price of this duplex penthouse is $4.5 million, the highest price tag in the unit. Other units range from $670,000-$1.9 million for a one or two-bedroom unit with up to 1,218 square feet of living space. The bath areas wrap things up nicely, especially the master bath, which boasts Wenge wood and limestone double-sink vanities, and a separate tub and shower area. Residents will particularly enjoy the rainforest shower head and handheld body spray.</p>
<p>Living at 141 Fifth Avenue couldn’t be more exciting. Its premier location puts it right in the middle of some of the most creative and prolific areas of Manhattan. Greenwich Village, Chelsea and Gramercy are all just a short jaunt away. For the growing families, Madison Square Park is just a couple of blocks north of the development. Of course, Union Square Park is just a few blocks in the other direction, complete with a playground for the kiddies and a Farmer’s Market for health-conscious parents. Other local destinations include Whole Foods, Barnes &#038; Noble, Equinox Gym—and the local subway, for those who want to conveniently explore other parts of the city.</p>
<p>As of May 2008, more than 80% of the building’s 38 units have been sold. Those still available range in size from 1205-4748 square feet, including the five-bedroom, seven-bath penthouse with library. This unit is priced at $11.25 million. <p>B&amp;B Italia masterfully designed the interiors of Five Franklin Place to complement the architecture. Different levels of the building utilize different styles and colors of decor to maximize lighting and enhance the natural beauty of the units, and all of this is established with contemporary vision. Doors are set flush against walls, bookcases built into the walls, and a futuristic sliding curved wall in the Master bath rotates to reveal a real &#8220;room with a view.&#8221;</p>
<p>Five Franklin Place offers a number of amenities for the fitness-crazed generation, including a sub-level fitness center with private spa. This is the perfect place for residents to lift weights, do some Yoga or Pilates in the mirrored room, or sweat it out in the sauna or steam room.</p>
<p>Fifty-five homes occupy Five Franklin Place, each varying from 1200-3400 square feet in area. Windows are over-sized and abundant, and each unit has a terrace with a view of the river and/or Manhattan skyline. Even the kitchen is windowed, so residents don’t have to suspend their connection to the world during meal-time.</p>
<p>Miraval offers something for every sized family, from the singleton to extended-family varieties. Their studios are small, at less than 573 square feet, but so are the prices at under $800,000, which is downright frugal for this side of town. One bedrooms range from 611-736 square feet, with prices of between $884,000 and $1.03 million. Two-bedroom units start at $1.45 million for 1,081 square feet. There are a select number of 3-5 bedroom residences, with prices extending as high as $5.96 million and square-footage ranging from just under 1,000 to more than 3,000.</p>

<p>The interiors of 300 East 79th speak in a whisper, being neither ornate nor barren. Eleven-foot ceilings make the homes expansive and airy. Sleek designs adorn the master bath and kitchen, with the stainless steel kitchen appliances and backdrops appealing to those with an &#8220;everything in its place&#8221; mentality. The master bath is light and cozy, marble countertops blending well with porcelain penny tile walls and floor. Elsewhere, walnut flooring adds a subtle charm to the home, and residents can choose an optional Creston Home automation package for full control.</p>
<p>In terms of amenities, 300 East 79th offers its residents a little bit of everything. An entertainment suite on the second floor is the focal point of the building, and boasts a 700 square-foot fitness center, a children&#8217;s playroom and a washing area for oversized laundry. And while waiting for their laundry, the landscaped terrace offers residents tranquility and warmth with its own outdoor fireplace.</p>
<p>For a little bit extra, residents have the option to add on comprehensive concierge service by Procierge; who wouldn&#8217;t want their every need met with compassion and thorough attention? Life is complicated enough without worrying about getting that impossible dinner reservation, making childcare arrangements at the last minute or trying to find a round-trip ticket at the most reasonable price. Procierge’s professionals can help with this and much more.</p>
<p>300 East 79th is being marketed by Corcoran Sunshine, one of the premier names in the real estate industry. Many of its forty units are still available, but they&#8217;re moving fast. A variety of floor plans and sizes make this a nice place for those looking for an adaptable residence. The units are mainly one and two-bedroom condos, but a four-bedroom, four-bath unit shakes things up a bit. Square footage ranges from 814 for the one bedroom condo to 1,364 for a larger two-bedroom unit. The two penthouses are priced at $5.4 million and $5.7 million for nearly 2500 square feet of living space; if you don&#8217;t care about the elite status of owning a penthouse, the four-bedroom unit is larger and less expensive ($4.8 million for 2,664 square feet). Other units range from just over $1 million to just over $2 million. The building was developed by 1510 Second Avenue, LLC, the real estate investment firm attached to the Sears Tower in Chicago.</p>

<p>With 290 Mulberry, SHoP Architects is slated to add history to what is already a historical neighborhood. The brick facade will fit nicely in its Nolita neighborhood, a creative section of Manhattan located just outside of Little Italy. Or will it? One glance at the design of this “simple” brick building reveals a different story. The patterned brickwork undulates up the building&#8217;s sides, its crests and troughs like nothing ever seen in a residential building.</p>
<p>The structure will stand two stories above its cross-street neighbor, the nine-story Puck Building. In an area with smaller-height brick structures, this added dimension won’t do much to incorporate the development either, but that’s okay, since Nolita is known as a &#8220;hip&#8221; area to live in, and conforming isn’t a big concern when being “hip.”</p>
<p>Residents of 290 Mulberry will appreciate the consideration that the designers put into the individual units. They focused on providing each apartment with as much privacy as possible. They did such a good job, providing private key-locked elevators and sticking to one unit per floor, that residents just might forget that they live in a multi-resident building. The oversized windows are sound insulated to add to the illusion of seclusion. Levels four and above even include private outdoor space. And for those who might miss that community-feel, the lower floors share a second-floor terrace, which is a great place to relax on a warm evening and shoot the breeze.</p>
<p>290 Mulberry will have private amenities that other developments just don&#8217;t offer. The walnut flooring spread throughout each unit offers radiant heat, which is rarely found outside of a master bath. Not only will residents have the warmth of this heated flooring, they’ll have control over how the heat is spread through the house with a five-region control system. A forced-air cooling system follows suit with a two-region control area. A Kastle Controls security system will offer a different kind of control, with a camera mounted at the entry door so that residents will know exactly who is visiting.</p>
<p>The designers took a minimalist approach, with wide spaces and little in the way of ornate decorations throughout the units. The kitchens are pristine and efficient, with all of the luxury appliances one could ask for, including a Bosch wine cooler. The master bath is also relatively untextured, with flat, teak-wood paneling and Siberian marble floors. In the clear-glass shower stall, a lone showerhead juts from the ceiling. Of course, there&#8217;s always a design exception, and the penthouse is it. The three-story home is stacked, one level on top of another like children&#8217;s stacking cups. Three private terraces offer all the outside time a person could want, and a 360-degree view means there&#8217;s always something interesting to see.</p>
<p>Although still under construction, these units are going fast. Prices for the three-bedroom, three bathroom units of 1,922 square feet range from $2.5 million to $3.15 million, or on average $1,469/square foot. The penthouse, also with three bedrooms and three baths, is listed at $7.5 million. It has 2,613 square feet inside and a nice-sized terrace of 1,649 square feet.</p>

The designers of the new luxury condominium development on the shady street of East 4th are apparently trying to one-up the other builders. Set back from the road quite a piece, this fifteen-story building distinguishes itself with a private, gated entrance (including a pull-up driveway) and a parking garage. Of course, the building&#8217;s modern appearance also serves to separate it from the 19th-century style constructs nearby.</p>
<p>The interiors of 52 East 4th were designed by Andres Escobar, one of the premier designers in the world; his company also designed Harsen House and Chelsea Club, and innumerable retail and corporate structures. For this particular development, Escobar used 13&#8242;8&#8243; ceilings, large combined spaces and full-size windows to add an expansive feel. White oak flooring adds character to the minimalist design, and it&#8217;s all about atmosphere in the windowed master bath, where a structural steel beam reminds residents that they are living in industrial-style luxury.</p>
<p>Residents of the development will be afforded a few extra efficient conveniences, which will be intelligently incorporated into individual room designs. The kitchen, already provided with the standard package of luxury appliance brands and stylish cabinetry, will also have a 180-degree swinging island which can be adjusted to fit the needs of the family chef. A retractable glass table will make good use of the remaining space. A newly patented Barisol ceiling system using fiber-optic lighting will provide a softer light than traditional or recessed lighting. The central heat and air system will include three-zoned control, so that naturally hot rooms like the kitchen can be set differently than cooler areas of the home.</p>
<p>As nice as the fourteen full-floor units are, modern residents want more than a comfy home with a few amenities. They want to experience a sense of community, and 52 East 4th will offer a multitude of social activities for residents, both in the building and around the neighborhood. Out and about, there are reams of boutiques and lounges, in addition to a number of artistic venues, like the Bowery Poetry Society and the New Museum of Contemporary Art. For homebodies, the roof-top terrace will be the place to be. Residents will be able to lounge under the curtained cabanas or swim laps in the &#8220;endless stream&#8221; spa-pool. A tempered-glass railing will ensure safety.</p>
<p>Out of the fourteen original condos for sale, there are eight still available, including two penthouses. Most of the units have approximately 1,350 square feet of living space, with the exception of two smaller apartments that have a combined indoor/outdoor area of 500-700 square feet. These smaller units start at $795,000, with common charges of almost $500 per month. The larger apartments range from nearly $2.8 million-$3.5 million. Garage space is limited and sells for $175,000. The development is slated for completion in the latter half of 2008.</p>
